The proposal forms a contemporary multi-residential and office development that responds directly to the coastal character and evolving village feel of North Beach. Positioned within the Flora Terrace local centre, the design is shaped by its prominent setting and its role as a transition between the surrounding commercial activity and lower-scale residential neighbourhood. The architectural expression draws on the textures, tones and relaxed rhythm of its coastal context, reinterpreted through a refined and contemporary built form.

At ground level, the development establishes a calm and welcoming street interface, with a dedicated office tenancy and residential entry designed to contribute to the activity and character of Flora Terrace. Generous landscaping, recessed entries and layered planting create a softer public edge, strengthening the relationship between the building and the street while reinforcing a sense of arrival for residents, visitors and workers.

Throughout the development, the architecture is defined by a warm and tactile material palette, curated to reflect the natural qualities of the North Beach setting. Textured finishes, robust built form elements and carefully integrated screening introduce depth, privacy and visual softness, while cascading planting and shared outdoor spaces extend the landscape vertically through the building and enrich the everyday living environment.

The building massing has been carefully shaped to balance presence with amenity, optimising outlook, daylight and natural ventilation across the residences. Apartments are designed with generous internal planning and strong indoor-outdoor connection, with balconies and terraces extending living spaces outward and enhancing the relationship between home, landscape and the coastal surrounds.
