The proposal forms a contemporary residential and commercial development that responds directly to one of Subiaco’s most iconic landmarks—the historic Regal Theatre. Positioned on a prominent town-centre corner, the design draws on the proportions and Art Deco language of its context, reinterpreted through a refined, contemporary architectural expression.
At ground level, the development establishes an active and welcoming street interface, with commercial tenancies designed to reinforce the retail rhythm and pedestrian vitality of the town centre. Generous glazing and permeable frontages create a strong connection between interior spaces and the public realm.
Above the podium, refined horizontal banding elements echo the strong horizontal expression of the theatre, with textured infill panels reinterpreting patterns drawn from its materiality. A curated palette of robust podium finishes and warm bronze detailing introduces depth, craftsmanship, and subtle Art Deco character, while darker upper levels recede from view to maintain a balanced architectural composition.
The building massing has been carefully shaped to celebrate the corner condition and optimise outlook, light, and ventilation. Apartments enjoy outlooks toward the city, Kings Park, and landscaped internal spaces, with generous balconies extending living areas outward and strengthening the connection between residents, the street, and the broader urban environment.
