The proposal is conceived as a compact vertical village and mixed-use landmark for Northbridge, combining active ground-floor retail, workplace levels above, and nine well-oriented apartments, all connected by shared green spaces and a rooftop garden. Positioned on a narrow infill site within the town centre zone, the development strengthens the transition between commercial and residential uses while activating both William Street and Brisbane Place.

At street level, permeable shopfronts and recessed entries extend and enrich the pedestrian experience, reinforcing the fine-grain rhythm of the surrounding urban fabric. Along William Street, a proposed parklet introduces new seating, planting and shaded gathering space, transforming the footpath into an active social edge that encourages pause, interaction and community use while softening the street environment.

A warm material palette of red brick, terracotta, perforated screening and red aluminium detailing draws directly from the textures and tones of neighbouring buildings, allowing the façade to feel familiar yet distinctly modern. Layered terraces, pocket parks and cascading planting introduce greenery across multiple levels, extending the landscape vertically and creating shared outdoor spaces for workers and residents.

The eight-storey form enables generous setbacks, improved access to daylight, and central light wells that enhance internal amenity. Apartments are arranged to maximise outlook, natural light and cross-ventilation, while the rooftop terrace provides a communal retreat with deep planting, seating and city views. Together, these elements establish a lively, sustainable and highly connected mixed-use building at the heart of Northbridge.
